Residential Tower Construction

Portland Place
New Condos for Historic Area

By Tom McClure

Portland Place is located within the historic Roosevelt District on Portland St., between Central and 3rd Avenues. Phase I of the three phase project will be a 46-unit, six-story, high-end condo tower and two separate brownstones with 8 additional units.

The $22 million project will utilize post-tension concrete slabs on a metal frame around the perimeter. The brownstones will be wood frame structures. Excavation has been completed for a below-grade parking garage and the concrete forms for the structure have been started.

Due to the location, two historic homes had to be protected. "One was moved across the street while another was protected by using soil nails as the parking garage area was excavated," said Jeff Engel, project manager for The Weitz Company. "An old buried pool was found on site and presented somewhat of a challenge."

Mesa-stone veneer, masonry, plaster and glass will be used to create the façade. "It's a great look for this project," said DFD CornoyerHedrick principal Steve Bassett. "It's the first residential project we've done with a masonry skin, so it has a little bit different architectural character to it. But it still has very contemporary lines."

Each unit will have a private patio or balcony. A pool will be located on the roof of the tower, while a community plaza will be created between the tower and the brownstones providing open space for residents.
