Pair of Queens

Twin Condo Towers Open at One Queensridge Place

The $400 million condo development features two, 197-ft towers rising above suburban Las Vegas.

With One Queensridge Place, good things come in pairs. The twin 18-story residential towers are now nearing completion at Rampart Boulevard and Alta Drive in Las Vegas, across from the Suncoast hotel-casino. Perini Building Co. is the general contractor.

The $400 million development is among the area’s first suburban high-rise residential projects. The 20-acre complex is situated within the 3,000-acre Queensridge master-planned community alongside the 27-hole Badlands Golf Course.

“We’ve taken our custom home and taken them vertical,” says Frank Pankrataz, president of Executive Home Builders Inc., the project’s developer. “The availability of custom homes is virtually zero. By going vertical, we can bring custom homes to an area where we’re not able to build more custom homes.”

The 197-ft-tall, cast-in-place towers have 219 luxury homes in 40 floor plans with megaresort class amenities. Designed by JMA of Las Vegas, the art nouveau-style buildings feature an EIFS, stucco and glass exterior with cultured stone accents.

Residences range from 2,000 sq ft to 16,000 sq ft in size, with prices up to $20 million for a double-decker penthouse. Homes feature imported stonework, custom cabinetry and wrought-iron balconies with views of the Red Rock Mountains, Strip and downtown.

The gated-entry complex additionally offers private wine cellars, a 25-meter indoor lap pool, fitness center,  25-seat media area and conference room. There’s private security onsite as well as 24-hour concierge service to meet every midnight whim. There are even three, 9,000-sq-ft rental casitas available for visitors.

The dual towers, which rest atop spread footings, have post-tensioned slab floors with supporting columns set on 30-ft grids. The buildings are serviced by 18 elevators, a central plant and a two-level, 235-space parking garage. The 1.2 million-sq-ft project entailed four hammerhead tower cranes and 650 tradespeople during the height of construction activity.

“The biggest challenge was keeping the schedule going as well as the day-to-day coordination,” says Mark Henderson, Executive Home Builders’ senior vice president of construction.

One Queensridge Place plans to start moving in residents this month. It’s approximately 85% sold out.

Future plans call for a second phase that will add 18- and 14-story-tall towers with a combined 166 residences. A date has yet to be set for the expansion.
