Upscale Lifestyle Center Heads for the High Country
An urban retail and residential development is being planned
for downtown Flagstaff, featuring 300 condos and 155,000 sq.
ft. of retail space.
Upscale Urban Lifestyle Project Comes to Flagstaff
The corner of Butler and Lone Tree Roads in downtown Flagstaff
will be getting an extreme makeover. Butler and Lone Tree,
LLC, an affiliate of The Aspen Group, a Phoenix-based investment
and real estate development company, is planning Aspen Place
at The Sawmill, an upscale retail and residential project.
The 40-acre site, once home to the Stone Forest Sawmill, will
be transformed into a pedestrian-friendly lifestyle center
with a neighborhood market, restaurants, cafes, shops and
services, as well as individual town homes and condominiums.
Designs for the open-air center with a rustic modern feel
will draw on the history and geography of the surrounding
mountain town.
Initial plans call for 155,000 sq. ft. of upscale retail space
and approximately 300 condominiums and/or town homes. Preliminary
site work at the property is currently underway with a more
formal groundbreaking targeted for spring 2007. The first
phase of retail is slated to open in fall 2007 with residential
sales targeted for spring 2008.
At the center of Aspen Place will be a park area that includes
a small amphitheater for musical and theatrical performances.
Tree-lined streets with sidewalks, walking paths and bike
trails will wind throughout, and landscaped open space will
offer natural neighborhood gathering places.
DFD CornoyerHedrick is the architect with Wespac as the general
contractor.
Heery to Conduct Program Development Study for New San Luis II Border Station
Heery International has recently been selected to provide the
U.S. General Services Administration with a program development
study for the new San Luis II Border Station a few miles south
of Yuma.
This new border station will address security and commerce at
an emerging important location along the U.S. border with Mexico.
The preliminary cost estimate for the new crossing station is
$26 million.
The study validates and assembles project requirements into
proposed ideas that can serve as a foundation for the design/build
team. It also serves as the technical validation for the project
design and construction authorization and funding request.
Heery has deep experience working with GSA on a variety of projects,
having completed $7 billion in projects for the agency since
1988. Heery's portfolio includes four border station projects
completed in the past year.
Arizona Watercourse Plan Recognized with Major Awards
A master plan for flood management and restoration of an
18-mile watercourse along the Gila River in Phoenix has been
recognized with several engineering and planning awards recently.
Begun as an effort to provide flood protection and safety
to the citizens of the rapidly growing West Valley communities
of Maricopa County, the El Rio Watercourse Master Plan has
evolved into an opportunity to save one of Arizona's natural
resources and revitalize the area. When complete, the plan
will provide sustainable flood control solutions for floodplain
management, land development, recreation, and environmental
education, as well as wildlife habitat, riverbank and wetlands
restoration. >>
The study, commissioned by the Flood Control District of Maricopa
County, covers approximately 40,000 sq. ft. of watershed,
the largest in the state.
Recent flooding had resulted in significant damage to property
and infrastructure, while development pressures threatened
the river's ecosystem and surrounding open space. The river
had become choked with salt cedar trees and was a dumping
ground for trash.
Stantec completed the plan in May 2006, and is now currently
developing an implementation plan for the project.
The plan will cost approximately $150 million to fully implement
over its anticipated 15-20 year build out. Over 3,000 acres
will be reclaimed from the floodplain, miles of trails will
be constructed and several hundred acres of open spaces and
open water will be created.
The planning program recently won awards from the Arizona
Planning Association, Valley Forward, ACEC of Arizona and
WESTMARC.
Hermosa Village Responds to Tucson Senior Housing Demand
Phoenix-based developer Opus West Corporation in a joint
venture with Scottsdale-based RED Group, LLC has closed on
a 7-acre parcel in Tucson for the development of Hermosa Village,
a planned 205-unit independent senior living apartment community
and the partnership's third such development in Arizona since
2004.
Located at the southeast corner of Wilmot Road and Speedway
Boulevard, Hermosa Village will include 205 independent-living
rental apartment homes ranging from one to two bedrooms and
including a den option. On-site service amenities will include
daily breakfasts and dinners, weekly housekeeping, a 24-hour
staff, concierge, activities coordinator and scheduled transportation.
The community will also include amenities such as a movie
theatre, pool, jacuzzi, computer lab, chapel, fitness center,
exercise facilities, library, lounge and a day spa.
Construction on Hermosa Village will begin first quarter 2007,
and is anticipated to be complete in May 2008. The project
architect is Rich Barber of ORB Architects. Opus West Construction
Corp. is the general contractor.
Summit Builders Underway on Scottsdale's Sundial Resort
Summit Builders Construction Company has begun construction
for the Sundial Resort located at 7320 E. Camelback Road in
Scottsdale. This boutique hotel will provide 54 suites within
27,579-sq.-ft. Select rooms will feature jacuzzi spas in the
living area.
Construction began late October with anticipated project completion
of late third quarter of 2007. Jones & Mah of Scottsdale
serves as project architect.
