Another Multi-Billion Project Announced for Las Vegas
The newest mega-hotel/condo venture will be located just east of the Strip and add four, 55-story towers to the growing Vegas skyline.

Billion Vegas Hotel and Mixed-Use Condo Project Planned
Real estate mogul R. Donahue Peebles has closed on the purchase of 13 acres of land a half mile from the Strip for the development of Las Vegas’ largest five-star, non-gaming hotel. This will be the first Las Vegas hotel and the largest real estate project in the country to be developed and owned by an African American.
Located just east of the Wynn Las Vegas Golf Course on Paradise Road, Peebles’ new development calls for four, 55-story glass towers consisting of 800 luxury hotel suites and 1,000 condos designed by Arquitectonica. Amenities include a 40,000-sq-ft destination spa, exclusive retail, restaurant and dramatic sky lobby with infinity-edge pool 400 ft above the Strip.
The overall development budget is estimated at $1.6 billion. Plans for the 4.5 million-sq-ft project have been approved by the FAA for 550 ft in height and by Clark County for the development plan. Peebles expects the hotel tower to be completed by 2009.
Mammoth Equities Announces
Second Henderson Building
A new three-story office building and two single-story retail buildings are under construction by Mammoth Equities in the city of Henderson. It will be adjacent to its Henderson I building completed earlier this year, which recently won an award presented at a joint program sponsored by the city and the Henderson Chamber of Commerce.
Henderson II will consist of a class A, 66,284-sq-ft office building and two retail buildings of 8,274 and 5,308 sq ft. The new Henderson location is designed for the small business market. Corporate space will be divided into multiple suites ranging in size from two to 10 individual offices ready for immediate occupancy. Each suite will be fully equipped with its own air conditioning system and pre-wired for high-speed broadband internet and phone access. A range of distinctive features include contemporary architecture and an elaborate central courtyard highlighted by desert landscaping and an exotic waterscape.
Tenants will have an advanced security system controlling access, along with the web-based Mammoth Equities tenant support system, accessible around the clock.
The steel-frame office structure is located at 2520 Saint Rose Parkway, just off Interstate 215. Addresses for the retail buildings are 2510 and 2530 Saint Rose Parkway.
Perini Tops Off Trump Tower

& Towers Las Vegas.
Donald J. Trump attended the celebration and watched as construction crews hoisted an American flag to the top of the tower to mark the occasion. The signature 24-carat gold-tinted glass tower is 645 ft, making it the tallest residential building in Nevada.
Construction on Tower I began in November 2005 with a massive 4,300-cu-yd concrete pour for the building’s foundation. Upon completion of the tower’s 36,000-sq-ft recreational deck in March 2006, Perini constructed approximately one floor every six days. An average of 800 construction workers have been on-site since then, with the jobsite open 24 hours per day. Construction will now focus on the structure’s interior. Tower I is scheduled for completion in early 2008.
The towers will feature a professionally managed spa and salon, a business center with meeting facilities, and a heated outdoor pool with a spacious sundeck and bar. All guests and residents of Trump Las Vegas will have access to 24-hour concierge and security services, valet parking services and restaurants.
Donald Trump and Phil G. Ruffin are joint venture partners on
the condominium hotel project.
Streamline Tower Celebrates Topping-Off
Streamline Tower, a high-rise residential community located at 150 N. Las Vegas Blvd., reached a construction milestone finishing the top floor of the 21-story building.
The 217-ft tower is in the heart of the $14 billion downtown revitalization effort spearheaded by the city of Las Vegas and Mayor Oscar Goodman. It is the first residential high rise under construction in the city’s new Entertainment District.
The tower consists of 275 one-, two- and three-bedroom residences, a six-level, 428-space parking garage, and 12,000 sq ft of street level retail. It offers 14 different floor plans, ranging in size from 847 sq ft to 2,044 sq ft. Prices range from the $400,000’s to a little more than $1.4 million.
Streamline offers residents several luxury amenities, including a 1,275-sq-ft fitness center, clubhouse, two meeting rooms with a big-screen TV and kitchen, and a rooftop swimming pool with an open-air, landscaped terrace.
The development team includes Barclays North Inc. of Everett, Wash., along with Dusty Allen, an ex-professional baseball player. Martin-Harris Construction is the general contractor and Houston-based PGAL LLC is the architect for the project.
Clark & Sullivan Constructing Several Projects
The team of Clark & Sullivan Constructors and Arrington Watkins Architects were the winners of a five-month-long design-build competition for a 28,000-sq-ft metropolitan substation being built as part of the Las Vegas Convention and Visitor Authority’s $1.4 billion enhancement plan.
The design-build team will design and build the two-story police substation as well as a three-level parking structure. This substation will serve the Las Vegas Strip as well as the surrounding neighborhood.
This project is scheduled to start the second quarter and is to be completed by the end of 2008. In order to offset the expected increase in visitors from 15% to 20% by 2009, LVCVA is not only including the metro substation but a fire station as well.
Clark & Sullivan was also chosen to build the next phase of the Carpenters’ Union dormitory in their International Training Center. The center consists of 165 short term lodging units built on 89,064 sq ft. This six-story expansion is located at the south end of the existing facility.
The project includes expansion of the central plant, additional dormitory rooms, administration offices, recreation areas, mechanical utility, an executive gym and gift shop, along with expanded laundry facilities. The existing swimming pool equipment is being relocated. The construction system consists of load bearing CMU walls with cast-in-place concrete floor and roof slabs. A single-ply roof membrane over tapered rigid insulation will be installed over the concrete or metal deck.
Clark & Sullivan Constructors and SH Architecture are scheduled to complete the new 34,700-sq-ft, $8.1 million CCSN Transportation Technology Building located on the college’s Cheyenne Campus this month.
The project will serve CCSN’s growing transportation program to meet the transportation industry demand for well-trained heavy equipment & big rig technicians. The project held its ground breaking last November.
