SR Construction Shows Variety in Completed Projects

SR Construction has completed construction of the shell building and tenant improvements for Poggemeyer Design Group’s corporate headquarters located within the Mountain View Professional Business Park at 6960 Smoke Ranch Road in Las Vegas.

The two-story, 18,000-sq-ft building is the new western region headquarters for Poggemeyer Design Group and CM Works. Construction costs for the project were approximately $3 million. Dekker/Perich/Sabatini served as the architect on the project.

SR Construction also completed construction of Ambassador Limo’s Transportation Service Facility located at 4600 Wynn Road in Las Vegas. The 18,000-sq-ft design/build project called for a unique design of the two-story building which consisted of a mechanic’s bay facility and corporate offices. The hybrid design was developed by SR and architect Spectrum Surveying & Engineering which included wood frame, masonry and steel frame construction. Construction costs were approximately $3.4 million.


Forest City Closes Refinancing for the Galleria at Sunset

A subsidiary of Forest City Enterprises Inc. has closed on a 10-year, $160 million loan with New York State Teachers Retirement System to refinance The Galleria at Sunset, a 1,048,000-sq-ft retail center in Henderson. The center, which is home to anchor stores Dillard’s, Macy’s, Mervyn’s, Dick’s Sporting Goods, and JCPenney, opened in 1996.


Mark Twain Apartments is Revised to Siegel Suites Twain II

The Siegel Group Nevada Inc. has completed its acquisition of the Mark Twain Apartments; a 228-unit apartment complex situated on approximately 4.3 acres of land in Las Vegas. The purchase price was $14.5 million. SASCO Properties, a division of The Siegel Group Nevada Inc., will assume operational control and immediately begin a substantial renovation to correct years of deferred maintenance issues while converting the property to its Flexible-Stay program. The property will be renamed Siegel Suites Twain II and operate under the Siegel Suites brand which provides residential accommodations to tenants seeking short and long-term residences that provide flexible terms as well as a host of amenities and services without the commitment of a long-term lease agreement. The property features large two-bedroom units as well as a unique one-bedroom, one-and-a-half bath unit.


Korte Co. Completes New Imaging Center

The Korte Company has successfully completed a new medical imaging center for the owner, SDMI LLC, located at Sunset and Post Roads. The construction cost for the 12,000-sq-ft building was $3.2 million. The new Steinberg Diagnostic Imaging Center includes an array of medical services and equipment as well as several offices for doctors and their staff.


Peppermill to Grind Out New Garage

BJG | Architecture + Engineering has completed design on a new $8 million employee parking structure for the Peppermill Hotel and Casino located at 2707 South Virginia Street in Reno. Once constructed, the 210,000-sq-ft facility will accommodate 625 cars on three levels. The project will be built by Sierra Bay Contractors and is scheduled for completion in December.


Las Vegas Radiology Soothes Patients with Calming T.I.

CORE Construction Nevada recently completed tenant improvement services for Las Vegas Radiology’s new medical imaging center at 7500 Smoke Ranch Road.

Contracted by Las Vegas Radiology, CORE built out the 6,064-sq-ft suite that houses four state-of-the-art imaging machines - MRI, PET-CT, nuclear medicine and digital radiology/fluoroscopy. All equipment is Siemens Medical technology.

To soothe patients while they are undergoing examinations, CORE installed artwork depicting nature scenes. The light panels consist of light-emitting diodes (LEDs), which are low-voltage and made with non-ferrous material, and were specifically made-to-order for Las Vegas Radiology. LED light panels are ideal for MRI rooms because they do not affect the machine’s magnetic field and will not distort the images produced.

Construction commenced in July 2007. Vedelago Petsch served as the architect of record for the $1.4 million design-build project.


JVC Designs South Hills Church Expansion

JVC Architects has been contracted to design a new facility for the South Hills Church Community. The 40,000-sq-ft church facility will be situated on the southwest corner of St. Rose Parkway and Interstate 215 and completed in two phases of construction. Phase I consists of an entry mall that connects to a main worship area, a multipurpose room, coffee shop, youth ministry, children’s ministry and nursery. Phase II includes the design of the main worship facility, which will expand the church’s occupancy from 800 to 2,000 people.

The general contractor for South Hills Church Community has yet to be named. Construction commences this spring, and JVC’s Alain Rivard will serve as project manager.

 

Foreign Crowd Boosts CONEXPO Show Numbers

CONEXPO-CON/AGG, the megasized construction industry trade show, attracted 144,600 attendees at the Las Vegas Convention Center from March 11-15. The triennial event saw 2,000 exhibitors occupying 2.2 million sq ft worth of indoor and outdoor displays, which equates to roughly 18 billion lbs worth of freight spread across more than 48 acres.

“Coming into the show, the attendance and occupancy was down,” says Megan Tanel, vice president of expositions for the Association of Equipment Manufacturers, the Milwaukee-based company that owns the show. “There were some expectations I wasn’t sure we could make” due to a softening economy and tightening credit, she adds.

Despite the lower attendance, officials from Wells Fargo Construction of Tempe, Ariz., one of this year’s CONEXPO exhibitors, predict a favorable 2008, with equipment distributors and contractors seeing more activity outside the troubled housing market. According to the company’s annual construction survey, 75% of contractors feel construction activity will increase or stay the same this year, and almost one-third expect to see more bidding opportunities.

Wells Fargo Construction, which manages over $5 billion of receivables within the heavy highway and civil construction sectors, has seen its business rise 15% during the first two months this year over 2007.

“There is a general sense of optimism with more work and more opportunities to bid,” says general manager Ron Riecks. “The tremendous in-migration of people in the South has that area playing catch-up with infrastructure, while places like the Northeast are faced with rehabilitating aging infrastructure.”

A weakened dollar and strong global demand also helped buoy this year’s CONEXPO by attracting 26,000 international attendees from 130 countries, including 60 official international buyer delegations, up from 44 in 2005. International attendees accounted for 19% of CONEXPO’s total attendance, a new show record.

First-time international delegations included Argentina, Cape Verde, Croatia, El Salvador, Guatemala, Honduras, Kenya, Mongolia, Qatar and Uruguay.

Global sales are playing an increasing important business role for U.S. heavy equipment manufacturers such as Peoria, Ill.-based Caterpillar, which had 60,000 sq ft of exhibit space and 350 employees at this year’s event. In 2007, the company exported more than $12.6 billion of products from the U.S., a 20% increase compared to the previous year.

Officials from Ritchie Bros. Auctioneers of British Columbia, another CONEXPO exhibitor, say they also have seen more foreign activity. The firm held a used equipment auction in February in Orlando, Fla., that attracted a record 6,045 bidders, including 70 from other countries. Roughly 36% of the equipment sold went to bidders taking it out of the country.

“We’ve seen the number of foreign bidders more than double during the last few years,” says Peter Blake, CEO of Ritchie Bros. “The compressed value of the dollar and increased activity abroad are driving the international activity. “We’re seeing activity from strong commodity areas such as Eastern Europe and the Middle East.”
