Opus West Breaks Ground on High Rise Condos

Developers Opus West Corp. and Geoffrey H. Edmunds & Associates Inc. began moving dirt at the Scottsdale Waterfront Residences site, initiating construction on the anticipated $200 million high-rise condominium project.

When completed, Scottsdale Waterfront Residences will total 198 luxury condominiums in twin 13-story buildings within the Scottsdale Waterfront, a highly visible mixed-use project at Scottsdale and Camelback roads, just north of downtown Scottsdale, Ariz.

The first 60 to 90 days of activity at the project site will center on excavation for an underground parking garage. Construction on the garage structure is scheduled to begin in April. Above ground development on the towers will begin in mid-2005. Completion of the towers is expected for fourth quarter 2006 and first quarter 2007.




Developer Plans Pinal County Project

AREÁD, a Scottsdale-based real estate acquisition and development company, announced that it will develop 645 acres west of Coolidge, for residential living and commercial use.

The development, Vista Del Monte, will be the site of approximately 2,500 single-family homes. Community plans include a unique mix of commercial projects and residential developments. The Vista Del Monte development is located in a rapidly growing region of Pinal County near the Southwest corner of McCartney and Signal Peak Roads. AREÁD is slated to begin construction of Vista Del Monte in late 2005.

 



Condos on Tap for Surprise, Ariz.

Diversified Real Estate Group plans to develop Park Place, a resort-style condominium project by Park View Properties, LLC., a subsidiary of DRG.

The project is scheduled to begin construction in early 2005. Park Place will be an affordable, luxury condominium community focusing on a simpler lifestyle.

The Park Place condominium project will introduce a unique concept to Surprise, Ariz. that will create an aesthetic architectural appeal that differentiates itself from other condominium projects yet to be built in Surprise.

The development will be built on a total of 15.34 acres with 258 units.


Sahara to Develop Pinal County Projects

Sahara, Inc. in partnership with Nevada-based investment group Crest Ridge, LLC. have purchased 812 acres in Eloy, Ariz. on the southwest corner of Sunland Gin Road and Shedd Road in Pinal County for residential and commercial use.

The project consists of 1,759 residential lots with 212-acres of commercial development. The project is for immediate development. Sahara will negotiate with homebuilders for the 1,759 lots. Sahara is the design-builder for the commercial use. Utah-based Silver Summit, LC is the seller. Sahara purchased the property for $12 million dollars.


Wespac Constructing New Office Building

Legacy Insurance Services Inc. has selected Phoenix-based companies Wespac Construction Inc. and Phoenix Design One (PDO) to build the firm's new $5 million corporate office located northwest of Elliot Road and Interstate 10 in Phoenix.

Located in a former 34,583-sq.-ft. microchip processing plant, the facility will be stripped to the original tilt panel walls and rebuilt. Construction plans also include the possible re-roofing of the structure and exterior improvements including: painting, landscaping and a new parking lot with canopies. The project is scheduled to be complete by April 2005.

The project architect is Kerri Swischuk.


New Facility for Cummins on the West Side

Renaissance Companies recently broke ground for the new Arizona Operations Facility of Cummins Rocky Mountain, LLC in Avondale.

The 72,000-sq.ft. building was designed by Overby Architects of Phoenix and is being built by Renaissance Companies, also of Phoenix.

The floor plan consists of a second story administrative office with training facility, parts distribution warehouse and retail parts area and service bays.

The Renaissance Companies estimates the project completion to be August 2005.


T-P Acoustics Wins Several Jobs

Phoenix, Arizona T-P Acoustics, Inc. has been awarded contracts to install acoustical ceilings in several metropolitan Phoenix automotive dealerships including: Gilbert, Ariz.-based Berge Mazda; Gilbert, Ariz.-based Desert Kia; Avondale, Ariz.-based Avondale Toyota; Phoenix, Ariz.-based Bill Luke Chrysler/Jeep.

The work is being performed for Adaptive CM, LLC.


Steel Project Awarded

Havens Steel Company recently announced it has been awarded a $24 million contract to commence phase 1 construction of the Phoenix Convention Center Expansion.

The contract was awarded by Hunt-Russell-Alvarado, a tri-venture construction group formed to manage the three-phase Convention Center expansion project. Havens started erection in late January. Structural steel construction is expected to be completed by mid-June.
