Developer to Build Business Park
Majestic Realty Co. (Majestic) and Thomas & Mack Development
Group (Thomas & Mack) have formed a partnership to develop
the master-planned business park located along I-215 frontage
just west of I-15. The partners will develop the property-formerly
managed by the Bureau of Land Management for the U.S. Government-under
a ground lease agreement from the Clark County Department
of Aviation ("DOA") designed to bring commercial
and industrial facilities to an undeveloped area.
Already, the partners are making their mark in Phase I of
the project by completing the largest build-to-suit facility
in the history of Southern Nevada -- The 850,000 sq. ft. headquarters
for GES Exposition Services, the largest tradeshow and event
marketing company in North America. Company officials said
they selected Beltway Business Park for its proximity to major
thoroughfares and to the hotels and convention facilities
along the world-famous Las Vegas strip-the site of many trade
shows, special events and exhibitions.
By the end of this year, 226,000 sq. ft. of flex office and
an additional 640,000 sq. ft. of industrial space is scheduled
for development. When completed, Beltway Business Park will
total 5.2 million sq. ft.; 948,000 sq. ft. of flex office,
758,000 sq. ft. of office, 3.1 million sq. ft. of industrial
and 387,000 sq. ft. of retail.
Firms Pick up Clark County School
Work
Clark County School District (CCSD) selected JMA Architecture
Studios' (JMA) three-story prototype for the Hollingsworth
Elementary School in downtown Las Vegas at Fremont and North
Bruce (1776 East Ogden Avenue). Martin-Harris Construction
is the general contractor.
Working with about 1/3 of the acreage of most Las Vegas elementary
school sites, JMA's design still includes classrooms, a library,
administration offices, cafeteria/multi-purpose room, staff
work areas, restrooms, secured sub-level parking (first ever
in Las Vegas) and an open courtyard. All are incorporated
in only 78,000 sq. ft. Playground areas include four basketball
courts, eight tetherball courts, one softball field and three
play structures.
Target
General to Build New School
Las Vegas-based Target General Inc., recently announced the
firm has been contracted by the Clark County School District
to construct Jack & Terry Manion Middle School in Henderson.
The 148,300-sq.-ft. school, located at 155 E. Paradise Hills
Drive, is constructed of masonry and structured steel. The
single-story school project includes learning and special
program centers.
Construction is scheduled for completion in July of 2004.
Chuck Coffman is project manager and David Alexander is superintendent
of the $21.5 million project.
SR Construction Wins Hospital Work
SR Construction was awarded a $5.7 million contract for a
three-story vertical expansion of the existing patient tower
at the Summerlin Hospital Medical Center. The project, developed
by Universal Health Services, will break ground on September
15th and should be completed by April 15th, 2004. Joe Garcia
will act as SR's project manager and Eric Wills will serve
as project superintendent.
Firm Named as Design Build Contractor
Clark & Sullivan Constructors has been named the design-build
general contractor for the Life Transitions Center located
at the Community College of Southern Nevada - West Charleston
Campus. The 20,000-sq.-ft. project will include classroom
and office space, treatment facilities for patients with brain-stem
injuries, therapy treatment rooms and pool. Chris Caluya will
serve as project manager and Rollie Bell as superintendent.
The $3.5 million project is scheduled for completion in March
2004.
Clark & Sullivan has completed the 160,000-sq.-ft. Ken's
Foods processing and distribution facility at Blue Diamond
Ranches, a 400-acre multi-use project. Clark & Sullivan
teamed with KGA to utilize sandwich panel technology, the
first of its kind in southern Nevada, in the construction
of Ken's Foods. Sandwich panels use concrete to encase a rigid,
foam insulation, with the concrete sandwiching the foam insulation
much the same as two slices of bread around lunchmeat. The
process can be faster and easier to construct than insulating
after casting and erecting, which is the method normally used.
Richard Applegarth served as project manager and Rollie Bell
served as superintendent on the $16 million job.
Company Finishes Work
Las Vegas-based Parsons Bros. Rockeries, Inc., recently announced
the firm recently completed construction of the retaining
walls at Anthem Parkway Center in Henderson.
According to Parsons, the company constructed 6,200 square-feet
of quarried rock retaining walls measuring up to 18 feet high
in the professional park at the northwest corner of Eastern
Avenue and Anthem Parkway. Las Vegas-based Luttrell Associates
is the developer of the project.
